According to reliable sources, Chicago real estate prices rose 12 percent last year, and professionals are encouraging young property buyers not to wait, but to step in and experience some of the appreciation. With mortgage rates the way they are and considering the low down payments involved, now is the time to make the move.
In the Southside’s Bronzeville area, an African American neighborhood marked by sensational levels of new residential construction, prices are appreciating anywhere from 15 to 50 percent.
The west suburbs are seeing young families flock to Forest Park, where the prices for homes are affordable and the property taxes low, with good grade schools. For instance, a 3-bedroom/1.5 bath home selling for $225,000.00 last week will now sell for 390,000.00. This is typical of what is going on in Forest Park presently.
With home prices soaring, some fear there may be a real estate crash but the local experts say that while there is a rise in prices, it has yet to reach the levels found, in say San Franciso, Los Angeles or New York. Of course increases have to slow down at some point in time but with Chicago’s strong, varied local economy the chances of a real estate crash is slim.

The Trump tower is scheduled for completion in 2007.

Not everyone necessarily wants a new home. Carpentersville’s residential real estate listings run the full range, with the 3-bedroom ranch still holding the title of “king”. The demand for Victorian fixer-uppers, however, exceeds the supply in Carpentersville.
Often priced from the low $200’s, Carpentersville’s high-quality homes comprise some 2,500-square-feet and are situated on large lots, with executive subdivisions near golf courses beginning in the $300’s. a wide range of executive living opportunities exist, ranging from $250,000 to $800,000.
A hot item amoung Chicago home buyers today are bonus rooms or what is none as “casual zones”. The large upstairs areas provide a place for the kids to play, leaving the family room for use by the adults. More and more builders are taking this into consideration during their planning stages so that owners dont have to fix up a basement, which allows the formal dining room and living rooms to be used for more formal activities.
One homebuilder in Schaumburg has stated that younger homebuyers in their twenties are more computer oriented and want their homes ready for high-speed internet service, and other hi-tech electronic components.More of these people are working at home. He feels that added square footage will not be an issue, but what is available will be used more efficiently. Bonus spaces will serve either as an office or for entertainment.
There are some who think a loft means a mezzanine level overlooking the lower floor, but this concept is only one style of loft. Chicago lofts are found mostly in the downtown Chicago areas and offer great potential for the real estate buyer.
There is a difference between a “hard” loft, which is a conversion of an aged factory or warehouse and a “soft” loft; a newly constructed loft which are really nothing more than a Condo with high ceilings. These are examples of how Chicago condo developers are cashing in on the popularity of lofts in Chicago. This is not to say that these are not great units because they are, they are just not “true” lofts.
A true loft has a harder edge to it consisting of either concrete construction, or “mill” construction , exposing brick and original wood posts, beams and floors. It’s the height that helps give a loft the feeling of space, so ceilings should be in excess of ten feet high. The ceilings are usually unfinished with pipes and heating ducts exposed. True lofts will more than likey consist of a kitchen and bath with the remainder as one large living area to be used as the resident sees fit.
The average price for Chicago lofts is about $300,000, although prices can vary in from $190K - $1.5 million.
The village of Schaumburg plans to oversee the expansion of existing shopping centers and housing projects in the near future, which would include the Friendship Village retirement community. This project would mean a $118 million addition with townhouses and a meeting center.
As the community grows older, it will also remain focused on keeping storefronts in good repair and impart new life to strip malls that have deteriorated such as the Park Plaza shopping center on Irving Park Road.

Officials of Shodeen Management said this week that they are readying a presentation to the city to develop the vacant 24-acre site, near Randall Road and Route 38.
The company’s plan tentatively calls for a combination of stores and homes to be built on the land, which is east of the Jewel-Osco store and north of Route 38 (Lincoln Highway). The development would be called The Centre of St. Charles and ultimately could total more than 100,000 square feet devoted to stores. This can bring much tax dollars into the area.
“It’s in development for the first retail spaces,” Shodeen Management Vice President Doug Summers said, adding that no date has been set for a city presentation.
