Chicago area home sales started the year 2005 stronger than it did last year at this time. Winter conditions usually cause slowing of real estate activity but statistics show that sales for this time of year are better than expected and price increases are expected to continue. January saw single-family home sales up 3.7 percent from 2004 with the median price of a strong>single-family home being approximately $234,000 in comparison to $217,00 in January of 2004. Condominiums are also on the rise; some 8.5 percent over 2004, constituting a strong part of this upward spiral. According to the Realtors Association, the outlook for interests rates look good for this year, with an average of about 6 %.

Condo Real Estate Developer Receives Final Approval

Last month Arlington Heights trustees declined issuing a building permit to construct condominiums and shops at Dunton and Campbell Street to Metroscapes LLC, a mixed-use development company. However, after the real estate developer agreed to help expand a nearby parking structure to accomodate additional traffic, the permit was given final approval. The developer agreed to contribute $283,500 toward the parking structure.

Approval has also been given for the sale of four properties to Metroscapes for $465,000. The funds are to used in the building of a walkway around the property development. The developer has also agreed to contribute $75,000 to help build the walkway.

Better Architectural Design for Plainfield Homes

Residents have grown weary of the monotonous, vanilla-style architecture of their Plainfield homes and are determined to rectify the ever growing problem. The village leaders are looking into incentives to induce developers to focus more on the design of all four sides of the houses rather than just the design of the garage. The desire is to have more unique style rather than the cookie-cutter pattern that seems to dominate the village. The idea is that the developements need to be more unique in not only the architecture but also in the planning and landscaping.The majority of homes dont seem to have any character of their own, not unlike some hollywood movie set with it’s glued on facades.

One of the main concerns is that most houses are being dominated by the placement of the garage which is usually in front of the house. When someone faces the front of a home, the architectural design of the garage is prominent. But when someone drives down the street, the sides of the homes, which tends to be neglected for character, are seen. Village staff are vying for the need of architecture around the entire home for all new residential development.

Specific design elements are to be discussed at the next board meeting and will cover all the aspects of new developement, one being the placement of garages, requiring a minimum of 25 percent of the garages in any residential development be placed to the side or rear of the house.

Acquisition of Commercial Real Property in Chicago’s O’Hare Area

Lowe Enterprises Investment Management has acquired a seven-story office building in the O’Hare area of Chicago, comprising some 165,957-square-foot, from a company called Fulcrum Asset Advisors, as a client based investment. The building sits on 6.7 acres of centrally located Chicago real estate with 95 percent of it’s space already leased and an additional 235,000 square feet available for commercial development.

Kathy Briscoe, executive vice president of Lowe Enterprises Investment Management has stated, “This is an established property in an unparalleled location with access to public transportation, two major highways and minutes from O’Hare airport.” She goes on to say, “It is outperforming the market where the current average occupancy rate is 76 percent.”

This is the company’s second acquisition in the Chicago area this year. The company has marked the Chicago area, includings it’s suburbs, as a desirable target for the acquisition of commercial real estate and has plans to pursue futher opportunities in the market.

Real Estate Home Sales Are Up but Losing Momentum

Statistics show that the number of single-family homes sold in Illinois rose 4.7 percent from 2003, whereas, in the Chicago area, sales went up 3.8 percent, according to the Illinois Association of Realtors. Local Realtor associations reported that sales declined 1 to 4 percent in McHenry County and in the northwest suburbs while other areas reported gains ranging from 2 to 12 percent. Watchful eyes stated that 2004 started out strong but slowed at midyear.

David Hanna, the chief executive of Prudential Preferred Properties was quoted as saying,”The first half of 2004 made 2004 but things changed dramatically in the middle of last year. If you took a graph of Chicago-area sales for the year and folded it in half, in July, you’d see what happened in the last six months.”

Stephen W. Baird, president and CEO of Baird & Warner Real Estate, said the sales figures were were as he had expected, and were right on the mark for the Chicago area. Baird commented, “I’ve always found that the market stats are a little bit less than people expect; those numbers seem about right to me.” He went on to say that the market seemed to be doing pretty good at present and he expected it to be a good year.
